Architecture Studio for Cuba & Miami

NTC Estudio is an architecture and design studio based in Miami, with roots in Havana. Founded by architects born in Reparto Náutico — the neighborhood that gives the studio its name — we design residential, educational, and experimental projects across Cuba and Miami, shaped by climate, memory, and place.

Our Process

Schematic design is the first formal phase of an architectural project, where the architect turns the client's program into preliminary drawings — floor plans, elevations, site plan, and basic 3D views. It defines the building's footprint, layout, massing, approximate room sizes, and overall design intent, without going into construction-level detail. It's the stage where major design decisions get locked in before moving on to detailed development and construction documents.

Schematic Design

Design development is the second formal phase of an architectural project, where the schematic design is refined into a more detailed and coordinated proposal. The architect specifies actual materials, finishes, dimensions, and key building systems (structural, mechanical, electrical, plumbing), and coordinates with engineers and consultants. The drawings become more precise and technical, resolving how the building will actually be built — without yet producing the full construction documents used on site.

Design Development

Construction documents are the third formal phase of an architectural project, where the design is translated into the complete set of technical drawings and written specifications used to build the project. They include detailed plans, sections, elevations, structural and MEP coordination, dimensions, material schedules, and construction details. This package is what contractors use to price the work, obtain building permits, and execute the construction on site.
